Bauder roof check
Our specially trained technical consultants go on site to analyse the condition of roof waterproofing on industrial and public buildings using a checklist created by Bauder's technical applications team. If necessary, the roofing contractor who will later carry out any necessary refurbishment will also be in attendance.
If the assessment reveals visible damage, a detailed roof investigation is required. This involves opening up the roof at various places and examining the existing structure to ascertain whether the thermal insulation has absorbed moisture, whether there is any moisture on the vapour barrier and indeed whether there is a vapour barrier installed.
The results are recorded and form the basis for decisions regarding refurbishment strategies that may be required. Following the analysis, the client is provided with detailed documentation specifying the condition of the roof.
If it the analysis reveals that the roof requires refurbishment, Bauder will assist both you and the roofing contractor throughout every phase of the project. In other words, Bauder will use the results of the analysis to specify refurbishment options, and will provide expert advice on all aspects of the refurbishment project.
The preferred refurbishment strategy will depend on the condition of the existing roof structure. If the existing roof structure is beyond repair, with its thermal insulation saturated and vapour barrier damaged, then replacement of the structure is the only option remaining.
A new structure with up-to-date thermal insulation and well-designed waterproofing will return your roof to a secure and reliable condition. However, it may be possible to retain the existing roof structure and construct the refurbishment on top; this brings a number of benefits:
- Firstly, there is no need to remove the existing roof structure, a time-consuming and costly job.
- Problems and costs associated with disposing of the old structure are avoided.
- The existing vapour barrier can be used.
- The existing thermal insulation can play its part in energy saving
There are basically two options for refurbishment on the old structure:
1. Renewal of the waterproofing:
This is done by applying new waterproofing directly to the existing waterproof capping sheet.
2. Renewal of the waterproofing and extra thermal insulation:With this method of refurbishment, extra thermal insulation and new waterproofing are installed on the old roof surface. In this way, the existing thermal insulation is significantly upgraded.
